Maintaining a commercial facility can be a bit overwhelming at times. Sometimes it might feel like problem after problem continues to pop out of nowhere and trying to keep up with it all can be a struggle. Although some problems are unfortunately unavoidable, some are not. With regular inspections coupled with yearly maintenance, a few small repairs can prevent a disaster. Here are a few maintenance areas for you to keep an eye out for.
- Roofing
No one likes a leaky roof, am I right? Instead of waiting for water to drip onto your unsuspecting employee or damage your expensive equipment, schedule a roof inspection at least once a year. An annual inspection will notify you of any problem areas and allow you correct them before they become a full blown roof replacement.
- Heating and Cooling Systems
Your HVAC systems are vital to the climate of your facility, literally. It is not any fun melting in the hot summer or freezing in the cold Colorado winter. Preferably you should have these systems inspected twice a year, but at minimum once a year. Regular inspections will ensure your equipment is up to code, safe, and effective for you and all who enter your facility.
- Carpets
In addition to regular vacuuming and spot cleaning, it is also important to schedule at least one deep carpet cleaning a year. We recommend doing so both during the winter and again right before summer. During the winter months here in Colorado we track in all kinds of mud, ice melt chemicals, and dirty snow that will need to be removed to help lengthen the life of your flooring. The summer also brings its own joys like dust, allergens, and dirt. Regularly removing these unwanted materials will help keep your staff and facility healthy and in great working condition.
- Plumbing
Ever had a toilet clog on a customer? It embarrasses you and the customer. While the occasional clog just comes with the territory of public restrooms, it does not have to be a regular occurrence. All plumbing should be inspected at least once a year by a licensed plumber to catch any leaks or damages to your pipes and fixtures. Catching these issues early will prevent bigger issues and even possible flooding leading to a substantial damage and a big bill.
- Electrical
Another major area to inspect regularly is your electrical system. Hiring a licensed electrician to do an annual inspection on your breaker boxes, indoor/outdoor lighting fixtures and outlets will help keep you and your facility safe. Electrical fires in non-residential buildings accounted for over $3.1 million dollars in damages and 80 deaths in 2015 alone. Preventing a potential fire is not only helpful to your bottom line, but also for safety.
